Marketing Packet

We have created a marketing packet that highlights the features of your property for buyers to take with them after visiting your property. This includes photographs of your property, measurements, features, etc. We also include a list of preferred lenders and other information to help with the home buying process. 

Professional Photography  

With our experience in marketing and selling properties, we have found that quality photographs are crucial.

Most people who have shopped for a property lately understand the impact of quality pictures in marketing materials—especially when looking at listings online. 98% of buyers who searched for a property online said that photos were among the most useful features of real estate websites, according to research from the National Association of Realtors.

Photography is at the center of all your marketing, it’s not just documenting that there is a property for sale. You want people to say ‘WOW’ when they see pictures of your property online and be motivated to schedule an appointment to come look at the property in person. It is even more crucial when selling a residential/commercial property. We have found that in our market area, most agents put little to no effort into taking quality photos of the commercials properties (and the description in marketing leaves almost everything to the imagination as well).

Listings with photos taken by professionals have about 61% more views than other properties, across all price tiers, according to research. Once people have a list of the characteristics they desire in a location, the visual piece becomes a larger and more important part of the decision, photos are the first impression, and can generate interest and excitement. Once you have interest and excitement, you have showings; the more showings you have, the better chance of getting an offer at the price you want, and even multiple offers.

Virtual tours have become one of the most important tools for selling a property. 92% of buyers consider the addition of property photos to an online listing to be very important. (NDP Group, Sept 2000) The average online listing with a virtual tour receives 38% more views than listings without tours. (REALTOR.com® internal logs. July 2001). Virtual tours are like having a 24×7 open house – available online without agents or the seller having to show the property. It’s a tool to help pre-qualify properties, saving everyone time. The average virtual tour on REALTOR.com® receives an average of 13 hits per day and each scene gets four views per day. (Summary Tour Traffic Report, Internal logs. Nov 2001). Internet buyers are more educated and invest significant time investigating the housing market and financing options before contacting a Realtor. Internet buyers spend nearly three times as much time investigating real estate markets before contacting a Realtor than traditional buyers. By the time Internet buyers contact an agent, they have a good understanding of what they want, where they want to be located and what they can afford. (2001 CAR study)

We will send an electronic mailing to company contact lists and neighborhood related channels (i.e. neighbors, community groups, lenders, clients, etc). We have a proprietary database we have created over the years that allows us to target the most effective people both demographically and geographically.  

We target the agents that are working with buyers near your property to create a heightened awareness about your property when it is first listed for sale and are able to highlight the features that differentiate your property and highlight the potential usage and options for purchase.

This tool helps create awareness faster and more effectively than waiting for agents to come across the listing in the MLS. We utilize various databases to make sure we are sending our emails to the right audience.

Trulia: We have a PRO account with Trulia. What this means for you is that we are able to “feature” your property which drives more attention to your homes by boosting them in Trulia search results. 31 million buyers visit Trulia each month.

Zillow: We have a premier account with Zillow which allows us to feature your listing, which means your property will be featured at the top of the search results when buyers are searching for homes. Our contact information posted next to your feature listing allows buyers to contact us immediately.

Social Media Marketing

The social media marketing outlets are multiplying by the minute. We focus our efforts on facebook, which syndicates to our twitter to maximize exposure for your property utilizing our company pages, team pages and individual pages. We will also market on Linked In to relevant groups: developers, investors, real estate professionals, architects, etc. We are able to reach tens of thousands of people instantly and utilize posts that engage potential buyers. Buyers of all demographics are utilizing social media, and if they are not, their family, friends and representatives are.

We utilize creative direct mail marketing to entice buyers and generate exposure for the properties. We focus our direct mail efforts in your neighborhood, as well as other areas we anticipate locating potential buyers for the property.

We will host an open house and broker’s open to kick off the listing.

  • The open house and broker’s open will be marketed online on over 300 websites, including Costar where your listing will be featured.
  • We will invite the neighbors and local business owners! Often the neighbors are great advocates to reach out to people they know are looking to move their business to the neighborhood.
